Finance
Banking
We will open, maintain and operate a bank account for the administrative and sinking fund on behalf of your scheme.
Budgets
Our team will prepare draft budgets for each financial year, as well as a statement of accounts for each financial year. We process BAS and IAS (where relevant) and arrange for the Body Corporate’s income tax return to be prepared and lodged.
Insurance
We will attain and maintain appropriate insurance coverage for the Body Corporate each year, along with renewal quotations and insurance valuation. We also lodge and manage insurance claims.
Invoicing
We can process and pay accounts, and when necessary carry out debt collection actions.
Levies
We will issue levy and other contribution notices, as well as receipts and bank levies.
Administrative
Body corporate roll
We will establish and maintain the roll and registers to ensure you have a detailed list of information about each lot in the community titles scheme, as well as the original owner (ie the developer).
Committee & general meetings
We will provide guidance to the Committee on all Body Corporate matters. Our team will convene and attend Annual General Meetings (AGM), Extraordinary General Meetings (EGM) and Committee Meetings.
We will also prepare and distribute the meeting agendas and forms, as well as record and distribute the meeting minutes and forms afterwards.
Compliance
We will implement the decisions of the Body Corporate and its committee, retain custody and affix the seal to ensure your scheme is compliant.
Correspondence
We assist owners with approval requests and Section 205 and 206 certificates. We also provide after-hours emergency assistance as well as helping create strategies to manage various issues.
Record keeping
Our team will keep and maintain Body Corporate records, as well as make available when the records are needed for inspection.
Maintenance
